Starting with the most recent property owner, the title
examiner works back 30 years or more (if necessary) to the
point where the parcel was first granted or sold by the
government to the original owner to determine if there are any
liens on encumbrances on the property that would prevent a
transfer of "clear" title.
In addition to the abstract, Bluewater Title obtains estoppel information
from the city or town where the property is located to ensure
there are no code enforcements or delinquent utility bills at
the time of transfer. We also provide questionnaires to any
home owner's associations tied to a parcel of property for
accurate monthly dues, assessments, certificates of approval,
and any delinquent balances due to be paid at closing. In
addition, obtaining accurate payoff figures from any current
lien holders to be satisfied at closing is regular practice.
Bluewater Title will order a current survey on the parcel of property to
determine boundaries, easements and encroachments.
If the property is located in a determined flood zone Bluewater
Title will
also obtain the necessary elevation certificate from the land
surveyor.
Any documents needed to grant clear title (deeds of
conveyance, affidavits, releases, etc.) are prepared by our
staff and no additional fee is charged.
